The Head of Rollout & Operations position is an exciting leadership role, responsible for driving expansion through the acquisition, construction and launch of container villages across the UK. About Us Founded in 2012, Meanwhile Creative predominantly rent affordable and flexible workspace to over 600 small businesses across Bristol, Cardiff, Manchester, and Newport. We unlock dormant, and unloved commercial property and land, repurposing as creative business hubs. Following the success of Pollard Yard in Manchester and Willway Yard in Bristol, we are pivoting exclusively towards container parks of 200 units, with the strategy to establish at least one site in every major UK city by 2028. Container villages provide start-up workspace to makers, creatives, entrepreneurs and SME’s, utilising shipping containers which we repurpose as studio and office space. The villages become a thriving centre of very diverse but like-minded people striving to turn their passion into an income, or using the container studios as a launch pad for a new business concept. With ambitious nationwide growth plans and unlocked investment, the business has numerous projects due to start in 2025. The Role Key responsibilities include: • Support site acquisition and identify unique usage opportunities across the UK. • Lead multiple projects from inception to successful delivery. • Strictly monitor budgets holding full financial accountability. • Effectively communicating, managing, and mitigating project risks, whilst maximising opportunities. • Recruit and manage contractor relationships to ensure project delivered within designated timeframe. • Support the implementation of a strategy to target local authorities and private landlords to obtain dormant commercial space. • Liaising with planners and solicitors to obtain planning permission and legal agreements. About You Is ideally from a project management or construction background – candidates with PRINCE2 or MRICS qualifications are preferable. The successful candidate will need to have experience in an operational delivery or project management position, from within the property/construction sector. You will need to be able to demonstrate a wealth of experience sourcing and maintaining your own contractor relationships - this is a hands-on position making sure deadlines are met and costs are controlled. A good head for numbers is essential, whilst being able to meticulously organise and run your own budgets and ability to cost engineer to the smallest detail or creatively tackle challenges. You will be extremely self-motivated and enthusiastic, with a go-getter attitude and entrepreneurial spirit, to ensure you fit in with the company culture and hit the ground running. You will also need to align with our non-conventional and innovative approach to property management, which has allowed us to carve our own niche and highly profitable way of doing things. A strong understanding of the UK commercial property market, especially industrial would be advantageous.
