Job Role:
The commercial manager is responsible for assisting in the procurement and delivery of the group’s development pipeline and will be responsible for defining budgets and ensuring their projects are delivered within those values and parameters. The commercial manager will work closely with their investment team and internal development team to clearly define the parameters of a project at the start of the process.

400 bed hotel and 700 bed student in West London – on site
200 bed student in Scotland – planning

500 bed BTR scheme outside London – planning Key Responsibilities:
Liaise with the internal development managers and the finance team to ensure build costs are being controlled within budget. Ensure meetings and conducted with the relevant departments to manage and control this process
Ensure monthly review meetings are being conducted with the supply chain to review both build costs and performance. The content of these meetings should be reported back to any key internal stake holders.
Undertake monthly interim valuations.
Provide monthly internal cost reports and lead/chair any subsequent build cost meetings.
Ensure that all key risks are accurately reported and take the necessary action to rectify any variance in reporting.
Ensure all key variations and issues are addressed and closed out with the project team.
Develop key supply chain relations with main contractors, specialist subcontractors, suppliers / manufacturers and consultants that could be of benefit to each of their developments.
Manage the collation of key information that can limit the companies exposure in the event of a dispute.
Attend monthly Project Review Meetings, keeping the management team fully informed of commercial issues and progress.
Manage working relationships with all key internal stakeholders, Executive Director, Projects Director, Development Managers, and Principals.
Manage external key relationship holder with commercial opposite numbers at contractors, suppliers / manufacturers, and cost consultants. Skills and experience
You must have at least 5 years’ experience relevant to the role
Ideally a member of a relevant and recognised industry body (e.g. RICS, CIOB)
Excellent understanding of build costs and clear track record of design and build procurement of student, hotels, or mid-rise residential.
Evidence of strong commercial focus and sound negation skills.
Risk management and negotiation experience throughout the design, procurement, and construction phases will be key to balance quality, cost, and time parameters of each development.
You must be capable of using your personality, in addition to your expertise, to influence situations.
You must possess the ability to work with confidence and self-discipline, taking ownership of tasks and being able to demonstrate sound judgement and decision-making skills.
You must possess a sound understanding of construction technologies.
Be able to provide advice on the buildability of a project.
Understand market trends and key movements in terms of materials, components, and suppliers.
Should have sufficient confidence to able to challenge the decision making, but also able to understand the bigger picture and the overall aim and objective of the organisation.
Excellent oral and written skills.
Ideally will have worked as a PQS and a developer/main contractor.
Have a detailed understanding of the full construction process, from cradle to grave.
