Development Manager (New Construction)
Position Overview:
This position will oversee the delivery of New Construction (Ground-Up) projects. The Development Manager will handle the day-to-day management and oversight of projects, reporting to the Senior Vice President of Construction. Development Manager will collaborate with all team members to ensure that developments are completed on time, in budget, and meeting our brand standards. Development Manager will serve as the primary point of contact between Up Campus and the whole owner-architect-contractor team after zoning approvals, maintaining design oversight, establishing GMP, managing construction, overseeing FF&E installation, and concluding with project closeout and warranty period management.
What You Will Do:
Pre-Construction
Track and manage project schedules to ensure timely completion.
Establish, lead, and document project meetings.
Oversee design and architectural aspects.
Present design options and intents to the executive team at various development stages.
Manage consultants effectively.
Review and approve invoices.
Provide weekly updates to leadership.
Evaluate construction bids and offer recommendations.
Construction
Identify schedule and budget risks and develop strategies to mitigate them.
Monitor construction progress. Identify issues and recommend solutions.
Ensure the team is informed about the budget, forecasts, and timelines.
Update project forecasts regularly.
Review change orders and present them to senior management.
Reviewing invoices for conformance with contracts and preparing monthly draws.
Post-Construction
Follow up on open punch list and warranty items.
Complete the financial closeout of the project.
Act as the liaison for warranty and punch list work after project delivery.
Finalize the project closeout with the contractor.
Ideally, you'll have
5-10 years of experience in development and construction
Bachelor's degree in engineering, construction management, architecture, or a related field
Strong understanding of construction processes and methodologies
Proven experience managing a development cycle from entitlements to completion and closeout
Experience in student housing, multi-family, hospitality, or senior living projects
Familiarity with construction management and other software such as Procore, PlanGrid, Bluebeam, etc.
