Job Description

The role

This role offers an exciting opportunity to become part of a growing Occupier Management team. As a Graduate, you will be required to support the team in undertaking a wide range of work with Corporate Occupier clients from day-to-day estates management through to the preparation and implementation of Strategic Projects to drive value from assets.

Responsibilities
  • Support in delivering of a wide range of occupier services to existing client base
  • Take a proactive approach to dealing with day to day estates management issues; liaising with Landlords, Managing Agent and tenants as appropriate
  • Liaise with Clients and Client’s solicitors about upcoming lease transactions that will impact the property portfolio as well as other third party suppliers
  • Inspect properties to ensure compliance with lease terms and statutory requirements, and to identify asset management opportunities and operational cost savings e.g. utilisation of vacant space
  • Advise on lease queries including, but not limited to, repair, access, boundary disputes, rights, maintenance, and payment queries.
  • Consideration of and processing applications for licences, e.g. assignments, alterations etc., providing written reports and recommendations to and liaising with clients and client’s solicitors.
  • Be able to review and analyse service charge budgets to ensure Corporate Clients are minimising OPEX costs
  • Ensure all client data is kept accurate and up-to-date
  • Financial Management to include:

1. Preparing and approving rent payment files for lease payables

2. Collection of tenant arrears, in liaison with the client accounting team

3. Assist with budgeting/variance reporting, bad debt monitoring, funding requests and charge raising for lease payments or receipts

4. Invoice Approvals

  • Preparation of client reports and attendance of client periodic meetings.
  • Assisting in the delivery of strategic real estate projects
  • Helping to develop and enhance client relationships
  • Assist in the identification of new opportunities and in client pitching to support business growth plans
  • Liaising with other service lines and specialist teams within the firm as required i.e. Lease Advisory, Client Accounts, Project Building Consultancy
  • Commitment to completing APC training programme

Requirements

  • RICS accredited degree
  • A self-starter keen to take on responsibility for managing instructions or subsections of major instructions within team with ability to prioritise when required
  • Excellent communication skills
  • Enthusiasm to drive efficiencies within the team and also for clients
  • Ability to manage workloads and multitask to deal multiple clients
  • Ability to build rapport and relationships both internally and externally
  • Good excel skills
  • Creative thinker
