Under general supervision, performs a variety of semi-skilled and manual tasks in the maintenance, repair, custodial care, and inspection, of a County Park system and related facilities and equipment. Performs minor construction duties and assist with the more technical projects. Directs seasonal staff engaged in and participates in these duties as well as other related work as required.

Illustrative Examples of Work

  1. Participates in the planning, coordination, and scheduling of work and participates in the maintenance, repair, and care of park grounds, and equipment including recreation areas, playgrounds, tables, fireplaces, camp sites, shelters, fences, roads, and related facilities and equipment. Assures that facilities and grounds are safe and well maintained. Monitors septic systems, lagoons, and pit latrine vaults for needed pumping and maintenance.
  2. Performs and directs seasonal workers in the manual laboring tasks of building maintenance. Performs semi-skilled maintenance and repair work in one or more of the following areas: rough and finish carpentry, electrical and plumbing repairs and replacement, interior and exterior painting. Performs repair tasks such as mixing and placing concrete, loading and unloading materials, equipment, and supplies.
  3. Operates tractor, skid-loader, dump truck and related equipment to clean and maintain County owned property; performs routine preventative maintenance on vehicles and equipment such as checking oil, transmission fluid, and general operating condition.
  4. Performs custodial duties in buildings to include but not limited to, sweeping, mopping, vacuuming, disinfect lavatories, toilets, and bath facilities. Cleans and dusts furniture, windows, counters, shelving, woodwork, walls and ceilings; clean light fixtures and replaces light bulbs; use and maintain custodial machines and ladders as required.
  5. Replenishes, maintains, and requisitions supplies and cleaning materials; delivers supplies to various facilities and maintains inventory of custodial supplies.
  6. Performs duties in the exterior of facilities, such as sweeping sidewalks, cleaning debris from grounds, and other grounds clean up as required.
  7. Monitors/evaluates facilities/premises to identify required maintenance repair projects and safety hazards; takes immediate action in reporting and correcting any possible hazards.
  8. Effectively recommends personnel actions related to selection, performance review, and work schedules and assignments in planning and directing the work of seasonal workers and/or volunteers.
  9. Prepares and maintains records and reports including preventative maintenance records, daily work order activity, and equipment and supply inventories. Assists in annual budget preparation.
  10. Maintains clean, organized, safe working conditions in shops, break-rooms, offices, and all associated work sites.
  11. Performs related duties as required.

Required Knowledge, Skills and Abilities

  • Knowledge of the standard practices and materials used in the building maintenance trades including carpentry, electrical, plumbing, and painting.
  • Knowledge and skill in the safe use of hand and power tools including .
  • Some knowledge of OSHA safety requirements involving building maintenance and custodial work.
  • Knowledge of janitorial cleaning methods/procedures.
  • Knowledge of and ability to safely use power- cleaning equipment such as floor scrubbers/buffing machines.
  • Knowledge of basic computer use such as e-mail, Microsoft Word, Excel and file management.
  • Skill in the use/care of hand tools/equipment used in the building maintenance trades.
  • Ability/skill in the safe use of ladders/scaffolding at various heights.
  • Ability to plan/layout in proper sequence the tasks required to complete a work project.
  • Ability to provide guidance, direction, and instructions to workers.
  • Ability to understand and follow oral and written instructions.
  • Ability to communicate effectively verbally and in writing.
  • Ability to interpret and work from sketches, drawings, plans and blueprints.
  • Ability to perform heavy and varied manual tasks under any type of weather conditions on rough and uneven terrain.
  • Ability to lift and carry materials and tools weighing up to 60 lbs and physically transport across rough terrain to remote sites up to ¼ mile from walks/roads.
  • Ability to establish and maintain effective working relationships with co-workers, representatives of other organizations, volunteers, and the general public.
  • Ability to work effectively in a team environment.

Training and Experience

  • Graduation from high school, or equivalent, and
  • Four years experience in building and grounds maintenance/repair including plumbing, electrical, carpentry or
  • Any equivalent combination of training and experience that will have provided the required knowledge, skills, and abilities.

Special Requirements
  • A criminal background check is required.
  • A drug screen is required prior to final offer of employment.
  • Candidate must pass a post-employment offer physical examination and physical capacity testing to ensure candidate meets the essential physical requirements of the position.
  • A valid State of Iowa Class A commercial driver's license is required within twelve months of hire. CDL training will be sponsored by Polk County Conservation.
  • Certification in the operation of forklifts is required within six months of hire.
  • Candidate must obtain a Pesticide Applicator License within twelve months of hire.
